Getting to Know You

First, we meet you, in person or over the phone, for a no-obligation chat in which we assess all the available possibilities. Buying a property is one of the biggest purchases you’ll ever make so it’s important to discuss your budget and explore your circumstances to ensure that there are no unexpected surprises.

Agreement in Principle

The next step is for us to complete an Agreement in Principle (AIP). It’s an indication that you could borrow a specified amount, based on details you’ve provided about your finances. We’ll ask you questions about your income, spending, and debts to assess what you can afford, and how much you can spend on your new home. With your consent, we’ll also check your full credit history with credit reference agencies.

The Fun Bit

Having evidence of your AIP makes you a more appealing buyer so it’s the perfect time to start viewing properties. It can help speed up the home-buying process as not only do you know how much you’re likely to be able to borrow, but it will give the estate agent and vendor confidence that you’re serious about the purchase.

The Mortgage Application

After agreeing a price on your perfect home, it’s time to complete the mortgage application process with your Evoke advisor. The process of formally assessing your documentation leading to a formal mortgage offer usually takes between two to three weeks but can be longer or shorter depending on the complexity of your circumstances. During this time, we will work closely with the estate agents and your solicitors.

Conveyancing

This is the legal transfer of a property from one owner to another. If you’re a first-time buyer, you will only need to instruct a conveyancer for your purchase. Those selling a property will need a solicitor to act for both the sale and purchase. Your solicitor will then organise and coordinate the financial arrangements, legal matters, and regulations, making sure that everything goes smoothly. When they are satisfied that everything is in order, they will ask you for your deposit and you will be able to exchange contracts.

Now to Pick up Your Keys!

Once the legal work is completed the estate agents will let you know when you can pick up your keys to your new home. Now it’s time to unpack the box containing your kettle, gaze out of the window at your new garden and start planning where you’re going to put that gazebo…
